Good contractors who can accurately assess repairs and come out under budget are extremely valuable, while agents (no offense) are a dime a dozen.

No offense, but you are still pretty green in the world of notes. 

If you don't disclose it, they may pull the mortgage and you may be criminally charged  in the future.

I'm not aware of any state that doesn't see squatters as outright criminals.
