Gangs, graffiti, drugs and adult book stores would be pretty common.

They do not want their kids, even adult kids, anywhere where they cannot know exactly what they are doing.  

Unfortunately even as adults, "out of sight, out of mind."

I did find two services that provide a notary via webcam.

College gives you a chance to try out a lot of different things through student organizations and campus events without the repercussions that come with being an adult out of school.  

I've lived in Great Falls most of my adult life, and while its not the most happening city, it is very stable.

All adults who live at the property MUST be on the lease.Definitely increase the deposit if you can.That being said, smells a little fishy.
