Boyfriend & Girlfriend, 1 child ea. BF=bad credit, GF=Excellent

Hi. I have a potential tenant for my single family California bay area property. Boyfriend (BF) has 1 child, bad credit, collections, late payments and is willing to break his current lease to move in with Girlfriend (GF) to rent my home. GF has 1 child also, excellent credit, no late payments, no collections, lives separately and will not break her lease. Both make over $240k+/year (together combined annual income). It is about 7 times the rent. I verified income and employment. 

I want to just add the GF in the lease only and exclude the BF. What are the pros and cons with this? 

Worst case scenario is they break up and go separate ways in either case, BF+GF on lease Vs. Only GF on lease?

The GF and BF alone can support the rent since their yearly incomes are about $120k each. 

If I add the BF, I will have increase the deposit. 

How will it stand up in court in either case, BF+GF on lease Vs. Only GF on lease (but BF living in the property).

Any input/feedback, legal or just plain opinion from your experiences will help.
