Normally, I would tell him to pound sand and get him out by May 31st (he hasn't been the best tenant in the world), but the problem that I'm having is I have him set up on direct deposit with my checking account and he deposited the rent for May in addition to having paid the last month's rent when he initially signed the lease.

It doesn't happen but if I ran across 1,000 investors that said pound sand to me all year and then I just close 10 transactions at 100,000 commission each time on commercial that is 1,000,000 a year.

I buy quality property in quality neighborhoods that attract quality tenants, so that they don't have to be bullet proof ... buying POS property in low end hoods is penny wise but pound foolish ... pay a bit more now or pay a lot more later.... and then just for good measure I go and bullet proof them anyway :)

Allowing the taxpayer to change in between the sale and purchase opens the door for all kinds of shenanigans that, while beneficial to the tax payer do not fulfill the purpose of 1031 and deprive the iRS of their pound of flesh.Bottom line - They have nuclear weapons and a standing army!

There are agencies like the one I work for that have a private inventory of off market properties (not on MLS) that have been hand picked for individuals that don't have the time to pound the streets.
