@Max James I actually like properties with mold issues, because they can get you a discount on the price... but I say that with the caveat that I firmly believe in proper mold remediation, and NO shortcuts (such washing things down with bleach, or painting over problems).

I would dig this little bit out,,,then find a bigger size curved plastic pipe to use as a sleeve,,,hook a water hose to it and wash it under and thru,,,then thread the pex right thru that.

I think with no prior experience No money no credit etc the amount of folks that actually make it in this business I would be surprised if its as high as 10%..Just like when I owned RE brokerages 50% washed out in 1 to 2 years.. 20% of agents brought in 80% of the revenue to the company. and you always had your one two or three that were knocking down 500k or more in commissions..

Either way it looks like I will be doing month to month then and spending the extra money to give the resort atmosphere to include wifi, laundry facility, etc.I use my own lease that I drew up and fined tuned over several years after evaluating many other leases and through personal experiences.

Also we had a laundry room door that was overall in good condition but had some normal wear and tear at the bottom, well they must of decided they didn't like the door so they stored it in the outdoor building all year and its covered in dirt and mildew.
