I would have stayed in touch with my sphere of influence and not underestimate the power of direct mail marketing :'( took me 10 years to realize my mistake 😢

Are there any creative ways to come up with the down payment besides cash, or borrowing from sphere of influence?

If you don't have a good system to track the leads, don't waste your money on the leads, and instead, start by investing in a contact management program you can use for everyone you meet, be it at an open house, online, or your sphere of influence.

So many come and go through churn and burn agencies, they sell their friends and families homes because of loyalty but crash as soon as their sphere is exhausted. 3)Experience – The market analysis experience you are better equipped to negotiate and complete the sale.

These OZ funds & investments are the new buzz word everywhere I go, but the funny thing is half the people know nothing about how it actually works. 

Think Wizard of Oz  scene when the witch is melting....but yes some investors consider Vegas and Phoenix as sort of part of Socal for investments.
