I would be interested in hearing about a typical
Day in the Life of a Property Manager?

1. Are you Task based or Portfolio based?

2. How many Properties do you personally Manage?

3. Do you do your OWN or do you have ASSISTANCE with :

4. Leases & Lease Renewals?

5. Entry, Exit and Routines Inspections and how often?

6. Rent Arrears, Court Lodging/Appearances etc?

7. Maintenance Issues?

8. So you arrive at work at ........am,
grab a coffee and then .....................................

9. and lastly what would be the 1 thing you would like to advise that would help cement a stronger working relationship between the Property Owner and Property Manager?

1. It is best to be preventative maintenance based. If you fix a problem while it is small - the cost is also small. If you wait until it is an emergency - it is usually after hours so costs to repair will be out the roof!

2. We own 3 properties and manage 2 of them total 0f 210 units, we manage 93. Daughter manages the third property for us.

4. Leases & Renewals - we do ourselves.

5. Move-in.Move-out inspections done. Routine inspections every 6 months unless a problem unit then monthly.

6. Rent arrears - give notices - file court papers and go to court if needed.

7. Maintenance issues: If problem was caused by tenants - they are charged back for repairs.

8. Set my own hours - visited the property a whole 5 minutes today!

9. The property Owner & property Manager need to be one and the same in order for things to get done right.A PM company works for a commission plus any and all charges they can dump on you. If not careful you will have a property that has a negative cash flow from these tactice when it should have a strong positive cash flow! They have no Ownership interest in the property so will not care for it the same as an Owner/Manager.
