@sam hadad, it is very difficult to acquire property through a Realtor unless you want to pay full retail retail price, that's why so many Investors have their own realtor licences or have that level of control.

However here comes the questions - 1) how to physically find sellers and buyers.. is there a website or software for such things. ( free or charge, either)2) do I need any type of licences to start, I assume sellers and buyers may not know whether I am legit or just wanting to know details about someone's home?

Using a fictitious example, I'm fine paying $500 for all the trim to get replaced, but when I see it takes 2 hours and $50 of that is material...I'd be much happier had I just got the invoice for $500...weird I know.
