@sam hadad, it is very difficult to acquire property through a Realtor unless you want to pay full retail retail price, that's why so many Investors have their own realtor licences or have that level of control.

( free or charge, either)2) do I need any type of licences to start, I assume sellers and buyers may not know whether I am legit or just wanting to know details about someone's home?

Using a fictitious example, I'm fine paying $500 for all the trim to get replaced, but when I see it takes 2 hours and $50 of that is material...I'd be much happier had I just got the invoice for $500...weird I know.
