With the new zoning laws in Washington state, Chelan and Douglas counties are partnering up with builder, investors and entrepreneurs to create more  middle housing.

Everything went really well except for the fact that they sold the loan to a hedge fund before closing and the hedge fund's fees were added to the loanguys fees and it all added up quite a bit so I changed my mind at the closing table and used a private lender that is friends with the closing attorney. 

Form 3115 allows you to restore the fairness in this situation and "catch up" with the remaining $30k of depreciation that you failed to take in the years past.

Most of the “deals” have no meat left on bone except for maybe a long term rental hold after repairs.They ironically sponsor a lot of the meet ups I’ve been too here in DFW. of course they do they live and breath on newbies..  

How are you coming up with that much larger market rent for all those units?

My budget for the property is up to $200K. 

Loan products that are NOT going to be sold to Fannie/Freddie can make up their own rules.
