You may think of it as meeting someone and trying to sell them on something right away, which is really uncomfortable.  

If you have nice furniture, huge big screen TV, high end cookware, etc... but your bed is uncomfortable or your sheets feel cheap, your guests will come away with a bad view of your place. 

Routine inspections should be a part of the property manager's job.  

I have been told everything from it's illegal to it makes them uncomfortable.  

Personally I would be uncomfortable with that even it they had a 1% eviction rate.

I am a title searcher that does some work in South Carolina and I routinely have county probate offices fax me copies of will's, orders, etc. in the course of doing my searches.  

Cleanup can be a pain at first, but once you figure out the routine, it's fast. 

The amount that you need to reinvest is your Net Sale Price, which equates to your Gross Sale Price less routine selling expenses such as broker's commission, title and escrow closing costs, attorney closing fees, recording fees, exchange fees, etc. 

I know can be uncomfortable and its nice to get the seller a piece of the pie, but often if it comes down to selling vs. not selling they'll settle for much less than initially discussed.  .

Really, it's just people who are inexperienced and uncomfortable talking with doneone who they are afraid might be grieving, While some certainly are, not all widows are grief struck.
