Let say I’m young and dumb and think it would be cool to target college students for my owner occupied duplex.

Even if the market tanks, which I don't profess to have the expertise to predict, I think you should be fine so long as the rental income you collect can help you weather the storm through the recovery period.

What is 50k in student loan debt if you are doing well in real estate?

I am a college student, debt free, with 10k in the bank.

The house is fully furnished and my ideal marketing is towards visiting professors/graduate students/people who are in area for limited time frames. 

Real Estate is an interesting profession.

But if you're single, studying and can buy a property you could also rent out to other students, it's a no-brainer to me.
