Just joined this forum last week and finding it super insightful.My offer on a home just got accepted last night and was looking for any advice from seasoned investors - I have 10 days from now to do an inspection and finalize everything so I wanted to ask if there were any red flags before I go all in.The home is 190k, 7.5% interest rate, 30 year mortage. 

I am sure there are other considerations, but these are the questions that first came to me at seeing your question. 

And while the real estate and properties are the sexy part, the mortgage loans are the real meat and potatoes that can make or break your journey.

On that note, do you have any red flags when onboarding a new client that make you reconsider accepting them as your client?

If the distribution will merely be return of other LP's capital, that's a red flag.

I threw the last crowd out of my daughters home because it was a mess.I mix Fabuloso in with a chem cleaning agent we get in 5 gall pails from a local chem company as little else was working on tough stains, like red wine, dog & cat etc etc.

So idk if that is a red flag.?
