At least where I am at, I see this quite frequently--- Keep in my that some of these larger institutions often sell millions of dollars of their "BAD" debt per month, and the paperwork process takes time... 

Lead capture is typically done by landing pages from websites. here is BP doing it in action:  http://www.biggerpockets.com/proNote the clean page, lack of "clutter", the frequent buttons to sign up (calls to action)A good way to encourage this is with an ebook or whitepaper download.

Investing remotely doesn't allow you to attend frequent Neighborhood Planning meetings, or get to know your city council members.  

No I did not plan to present to all of them at the same time but some of them have spouses so I would like to include them.I'm in hospital management and give presentations quite frequently, however this is something I plan to really still practice so I'm ready for various scenerios!
