Hi Tomer, My name is Rebecca and my husband and I run Captain Save a Home LLC, Brew City REI Club, Brew City REI Training Cafe and Wisconsin Contractor and Handyman Club based out of Milwaukee, WI.

Every area I know has gotten worse and worse and worse on it.Fifteen years ago,  when I was buying, rehabbing houses and holding, I oculd hire a licensed contractor and they were able to change toilets, faucets, even water heaters.

I cycled through several PMs before landing on my best current option, which is a husband & wife caretaking team that deals with my cleanings, takes care of my pool, handles emergency issues, puts out the trash on Sunday night, and sets up and waits with various contractors when things need to be dealt with.

My wife and I have been investing here since 2015- we do several flips a year and have 20 rental units we self-manage.I'm a licensed Home Inspector and licensed General Contractor. 20 years in the trades.

They also need to have rehabbing experience themselves, connections to subs and contractors, along with some rental experience as I'm kinda interested in some rentals eventually.

For your major capex expenses, I assume AC, WH, roof, you would need to get in touch with a local contractor (or two). 

When I say fire fast - do not get emotionally attached to the contractors.
