The key is for the seller to see the advantages of tax consequence as part of the deal.I like this approach, and cant wait to use it, because it seems it whets the sellers appetite to a strategy that may seem initially unnecessary, but has untapped benefits in a seller's market.

it depends on your risk appetite and how much you think the market is going to go up in bay area. if you are going out of state you are going for income not for appreciation income is more likely you are going to see in near future but appreciation is imaginary .
