Cities/Universities to do Student Rental Strategy

Hi! 

I'm trying to identify universities that are both major and that depend more on residential homes rather than apartment complexes. 

I was thinking about University of Arizona (Tucson, AZ), but it seems like students mostly live in apartments at that college. I'm not sure how to determine this for certain though, any suggestions?

Second, how do I find colleges that do depend on residential houses? I don't want to get too deep into student rental house if it turns out there's not an appetite for that.
