Please know that many investors use this approach, so homeowners get mailer and post card fatigue from all the spam mail.   

Have I been blacklisted for spam?

(Though I would never recommend because of the spam and empty promises). 

I'm pretty sure you're post is spam so I've reported it to the mods.But just in case this is a serious question, you should run away from this and never look back.

One thing I didn't see mentioned is making sure the number/dialer you're calling from is being marked as spam/spam likely or outright blocked by the carriers.

I was curious what you do when someone spams your online google reviews with negative comments? 

A GOOD contact rate is 5-10% nowadays (dial 10 numbers and one picks up) if you can keep your phone number from showing up as spam.2) Most people are gonna say no.
