I’ve thoroughly educated myself with “free” content and still feel nervous taking the first step.  

I don't know why i'm so nervous about buying a listsource list, Sharon Vornholt.. but I am :/ In doing research, people have used so many different sets of criteria!

I wouldn't know how to start on this and 2. it makes me a little nervous giving over our proprites to someone else like that. 

But if your nervous I get it.. big decision become a landlord

Hey @Anthony Vaudo - good question to ask, and you shouldn't be nervous to ask it whenever you want to see it. 

I'm nervous, but I my numbers are solid.

Markets like this would make me nervous. 

They might be a little nervous or unsure.

Sometimes, its just about peace of mind, and investing from far away in a C-/D type neighborhood can make some nervous. 

The .5%-5% are hesitant as the REI profile is as disastrous as they've seen and they keep  reading stuff from pre-covid to judge the analysis and we all know that won't materialize.Then for 5-15%  is nervous cause the COL has jumped in their face, plus the aforementioned issues.
