Camarillo is interesting because not only do you have the outlets, but you also have CSU Channel Islands and you are a less expensive alternative to areas like Thousand Oaks. 

An outlet wasn’t working that the previous tenant did not inform us about, that is valid and has been fixed.  

That you wisely build in the costs for replacement linens and towels (also offer black face towels), possibly don't use high-end top-down shades in the Bunk Room (although those black out shades match all the shades in the rest of the house and it's a high-end property), chalk can be brushed, semi-gloss on walls for easier clean-up... and yes, there are clear check-out directions to run the dishwasher provided via an online guest book, a physical guest book, and an email I send regarding check-out the day before they check-out. For the AC, I went with the GE Profile ClearView window AC unit, specifically the 8,300 BTU model which runs off of a standard 110v outlet, and is available on Amazon with Prime shipping.  

(Walls, electric outlets, etc.) 

When I went to enter the apartment to ensure the outlets were working again I was greeted by her dog (deposit paid) and a second large dog of which I wasn't aware.

He repeatedly kept saying he was the best, and anytime I needed work he would say his contractors are the best.issues with  the house: Foundations caving it with countless stress fractures and rooms sinking in with doors sticking making them nearly impossible to open. 35 years of vacancy at that house led to house walls being filled with mice... they chewed on the electrical wires and chewed holes in every wall and next to outlet covers and they chewed the entiee inner door frame from tbe walkup attic giving them easy access to walls throughout the house.

So basic things like lights, outlets, switches generally worked but higher voltage appliances like ovens and air conditioners did not. 

Taking some of that space for the bedroom would only require framing in a non-load-bearing wall, closet, and bedroom door, plus adding a few electrical outlets/switches, and then finishing with insulation, drywall, paint, and trim. 

If someone wants to make bead necklaces and sell them at a craft fair, I'm fine with that.
