So the next steps are1- Talk to as many people as possible about their goals/ideas/stories2 - Do the homework to see if opening a PM business is for me3- Start looking for investment opportunities and manage those bad boys4- I'd be lying if I said I didn't have an interest in being a sellers/buyer agent.

Basically, if you represent it's going to be a second home and then rent it out a lot, you will be lying about your intended use of the home.

In most cases, 2 years is the sweet spot (and even though I'm never really too concerned about the garn st germaine act allowing a lender to call the loan due for an option over 3 years, it still is a risk you need to keep in mind).I also think your option fee is absurdly high - be prepared to have a lot of overly litigious people trying to get money back from you when a certain percentage of them don't exercise (you'd be lying to yourself and the seller if you even imply that anything about 60-70% exercise in the best of conditions).In the past 4 years that I've been in this industry, I've been sued three times (in all instances it was when the seller screwed up long after I already assigned - but even though you had nothing to do with the end product of a failed deal, a buyer's attorney will go after you whether you like it or not... and that probably goes exponentially higher the more option money you collect up front).

Even if the Tenant said they will be out in a week, start the eviction process because they may be lying and trying to stretch this out.
