Wholesale Deal. Need Advice and Tips

I am brand new to real estate. I want to give wholesaling a try. I did post a “I buy homes” ad on craigslist and i got a potential deal. The person texted me about a 4bed 2bth single family home, when I searched the tax records it stated that the property had 2beds 2bths. The property is vacant I only seen one picture of the house and I can tell the property needs landscaping . The seller informed me the estimate repair costs are $20,000 but I want to view the property myself and get the exact numbers. I do have a few questions. My first question is; How do I calculate the repair cost? How do I approach the seller with the PS contract? Do you think i’m getting scammed? Any tips to help me on this deal will be wonderful.
