That's probably what I'd do first unless you just have no experience doing these deals at all.

I'll just say that nothing is going to teach you more in this space than practical experience.

In my experience many unlicensed wholesalers operate in a grey area and often cross over into what is obviously brokering real estate without a license. 

Arizona is more landlord-friendly, and I’m familiar with the area, which makes it appealing.For those with experience in either market, what are your thoughts?
