You and your realtor can send web cast invites to your list.I've had success with it as far as those who didn't have time to make it out but had a moment to tune in.My open houses are usually 4 hrs and I would tour the house with my laptop that has a webcam every 30 mins.

Only con is the notary cannot and will not explain the legalities behind the paperwork since they are not attorneys and cannot give legal advice.Another option is you can do it with an online notary via webcam (we did that a few months ago, not for a closing, but something else). 

If the out of country signer is looking for a Notary one option may be to contact a web cam notarization company.

A few "Smile you're on Camera" signs and some cheap usb or webcams can help with thiefs.

Another option we have is for you to speak on the phone or webcam with audio only.
