Direct mail and wholesalers are probably a good way to go at this point, I feel like everyone jumps onto bandwagons and flipping is one right now, but when enough people lose their money I feel like people will go back to fearing real estate.

@Matt Kalish Seeing that you live in Miami I would suggest starting off with something within 30-45 mins driving distance if this is your first go at it.Miami/Fort Lauderdale command very high hates (more than I got with the keys) and you can rent for any amount of nights instead of being restricted to 7 or 30 days.

Go at different times of the day/week and make sure there are no rowdy neighbors or dogs that could affect you retaining/getting tenants.
