I am considering purchasing in the florida keys for the purposes of weekly/monthly rentals.  The numbers seem great so far despite some pretty high prices for keys property.  If anyone has any experience and is wiling to share any advice it would be greatly appreciated.

@Matt Kalish Seeing that you live in Miami I would suggest starting off with something within 30-45 mins driving distance if this is your first go at it.

Miami/Fort Lauderdale command very high hates (more than I got with the keys) and you can rent for any amount of nights instead of being restricted to 7 or 30 days. Having that flexibility allows me to earn more as I can accept a 2-3 night stay to fill in gaps where needed. Keys was also very seasonal while south Florida is a hub for events, conferences, concerts besides the typical beach/partying which means there's always an influx of travelers whether for corporate/family or spontaneous getaway.

If you find something in the Keys you will make money regardless - I just found this area more profitable.
