Reasons... 1) real-estate documents are not the same in each province 2) Realtors generally only have access to listings in their own jurisdiction 3) a local agent can connect you to other local resources (insurance, inspections, etc.) 4) a local agent will likely know the history of the property and steer you clear of a dud

Yet, a recent huge scandal brought to light that there has been systematic corruption in the construction industry in my province of Quebec for decades.

Find this info by checking your province's real estate laws and you can also attend a few real estate investment meetings in your area (look for them online under meetup.com) to get this info.

There are a good number of fellow Canadians too; @Roy N. is especially knowledgeable and can be a great resource for your technical inquiries, even in QC because, as he mentions, he has some experience there and your province can be different in areas of taxation and law than the rest of North America.Replacing your previous job income in such a short time is a tall order for real estate investing so best of luck to you!
