new tenant from afar

Hello everyone.

I have a tenant arriving in my city in about a week, for a new job. He drives 4 days from another province, with his wife and 2 kids. Also, he will likely be going around shopping for furniture, kitchenware and other household items after arriving. All this traveling seem to go against the government's recommendation of staying home.

The lease will not be signed until they arrive. I am conflicted as to whether I should take this tenant, or cancel on him. Any thoughts?
