For smaller deals like owner finance options, it's important to build a strong relationship with the seller, as this often leads to more flexible terms.

I’ve read on BiggerPockets that DIY cost segregation might not yield the best results because key components could be overlooked, leading to lower tax benefits.I’m uncertain about which route to take for cost segregation.

This often leads to confusion because the term "trade or business" is mentioned, leading some to mistakenly believe that the entire business can be exchanged.

DSCR loans go up to 80% of the purchase price and depending on the Debt Service Coverage Ratio and your credit score you can expect rates on a 30 yr loan ranging from High 6%- Mid 8%. 

I have no w2 job, a lot of toys (need to get a plane), can do what I want, can assist my son to find his way in life (he is leading his 2nd rehab) and if I wanted I have generational wealth (I have given away a lot money the last few years).  

Would love any leads to help me solve this problem even if it means making some phone calls.

Weirdly, you may actually be able to get better terms and/or more LTV on the refinance if there is debt on the property as lenders have rules for max cash in hand (max proceeds you get at closing) for cash-out refinances.
