Say they want a Sept 1st move in, then I would let them move in a week or two before the first at no cost, as long as they sign the lease and pay the sec dep and Sept rent prior to getting keys.Otherwise just ask what it would take to get them to move forward and you might just get an answer.

It might cost a week of hassle but could be worth $50-$100k or more and less hassle o for those  4 years. 

I want to get into wholesaling real estate in the OC area of California (Costa Mesa, Huntington, Newport, etc).

I'm also a fan of Concord if looking into Contra Costa County.

Costa Hawkins prohibits rent control on SFH so it went from non rent controlled to rent controlled.
