So its really cool big parking lot recently seal coated..  3% annual lease raises  they pay taxs insurance and landscape etc etc..

I personally have yet to dive into this strategy but know a few folks who prefer this as a more passive way of investing in real estate.I would also agree with those suggesting a HYSA to park a small amount of cash but even more worthwhile is infinite banking.

You have to consider congested traffic, parking can expand into neighborhoods, church bells, weddings, funerals, Sunday mass or other religious Holidays.

Hey Matt, congrats on making the leap with real estate.I live in Columbia near downtown and am active with real estate, have a few houses and trailer parks. 

I currently see some properties around the Belvedere Park area that look interesting.

Hello BP,My property manager told me to avoid these three areas; hilltop, south linden, driving park.

To find where to invest, look for places with lots of jobs, good schools, not much crime, and nice things like parks, shops, and buses or trains.

We are open to getting a home renovation loan and finding something cheaper and renovating, but we still can't get into the prime areas for the budget.We have been advised to make sure to choose an area insulated with good schools and parks but that's just not possible with our budget unless we go to the suburbs, which we are not willing to do.
