Suggest learning to ask better questions and frame your concerns better to get the best responses from others.If the property is in a hot, hot, hot area, developers will see highest and best use for property and see value as land minus demo cost.

I would be inclined to demo on my own for removing cabinets but I don't mind demo. 

New roof, demo on the front porch thingy, new siding, all new interior, flooring and finishes.....that's a lot for an $18K house where there are plenty of $25K comps.

I am in the process of tracking down the owners.Here are numbers on a couple of vacant houses, I know the cost estimates are high as I have not seen the interiors and exteriors of some indicate some extensive rehab will be required and I'd rather overestimate than underestimate costs.Property 1 (4 bed/2 bath,  1224 sq ft)All brick house, online photos of inside show it has been demo down to studs (neighbor told me someone installed drywall about 3 months ago, but no one has returned since then.)  

From blinds and bath tubs, to demoing unpermitted florida rooms etc. 

Make sure to look up demo permits and costs.

Hi Karen, and Thank you, I’m actually looking at the rough numbers at this point for building the units themselves for high end luxury apartments to see if this is even possible before I spend too much effort on this one, I’ll be able to get Accurate numbers latter after I speak with the City officials.The Rehab, any demo, holding costs, Eclectic, plumbing, HVAC, would be another issue all together.I think I sent this request in a little prematurely, I should have a better Idea of the Appliances, trim and materials needed for this project in a little bit.

Only way to truly know is doing some demo, but thats not going to happen.

I will do updates and video's after demo, construction paint and a finished project.  

That's one way for me to liquidate my Pigs  LOL.. actually its a cute property that I sold on contract to someone who put 5k down paid payments for 6 months then went dark.. he did the demo so its ready to be put back together..
