Hey Blake, there very well may be a market in Springfield because of its being a college town and its proximity to other tourist attractions/areas, but Springfield passed some laws a couple of years ago regulating short term rentals.

A cheaper more rural area would be places like Crystal River, which is beautiful and sees a high amount of tourist traffic for such a small city.

You have to know what type of hotel it is.Is it vacation hotel for a tourist area?

In my area, tourism is also a major factor with upwards of 4 million tourist a year.

If not, then the numbers don t support time and $ for an average cash flow business.There seems to be no vacation draw for tourists in your area.To make your property stand out from others you will have to add an amenity like a pool, hot tub to attract families and and or a higher day rate.

I recently ran into a small property located in a wonderful tourist area and everything lined up for me to purchase it.

Flights come and go with tourists daily.  

These are speculative, but here is somethings to search for: 1) A new national park/monument that takes most of a day to experience (something like smokey mountains, Yellowstone, yosemite, Joshua Tree, Bryce, Zion, grand canyon, etc, but new) 2) a newer university in the area that has large funding allocation (UC Merced: By far cheapest area with a UC university) 3) new tourist attraction such as presidential library, amusement park, etc. 4) a tourist attraction that may not have hit its peak (Havasupai popularity has grown at stupid pace, Antelope canyon is crazy popular but Buckskin is not and is in many ways superior, etc.).  5) A city that for some reason has depressed values.
