As mentioned above, syndications may be your best bet for truly passive income, but you are absolutely ripe to make a bad decision on that because you don't have the time and will not be able to property vet the operator.

Like Michael mentioned, your best bet for this would to be to have either a CMA done or have an appraisal done.

You probably cannot legally build a taller fence so a trellis or similar is your best bet. 

Your best bet is to allow them to break the lease and keep the security as the early termination fee.

A short term rental upstairs would be an amazing idea however the area in tahoe of which we are located is seasonal market as there arent too many things to here besides skiing and winter sports.

Networking with investors would be my best bet to quickly build a buyers list.

I once heard a stock market investor say there we’re basically two ways to invest, either betting on broad market trends or basically hand to hand combant, finding stock’s that for whatever reason were basically mispriced or had arbitrage opportunity, I think the 2010’s were basically a rising tide lifted all boats kind of market, this is definitely gonna be more hand to hand combat, finding misprised deals, mispriced sub-markets (I’m a big fan of more rural areas that simply just by there very nature have less competition and more ability to create opportunities) and focusing on execution.
