I get bombarded by newbies looking for help with buying rentals and the pet peeve of mine is that they usually just don't do their homework.

I plan to charge pet rent but cant find any solid guidelines online on my city site (LA).

I would verify the rent rate and your exclusions first  (Smoking, pets, etc).

I've dealt with pimps, prostitutes, drug overdoses, venomous pet snakes, theft of service, dead bodies, break ins, walking in on an intruder, etc. 

I'd add pet deposits and per pet agreements, other amenities to future tenants.

Between next door pet lady yelling at all times of the day from 6 am to 8pm for her cats/dogs to go potty and neighbor across the street who has numerous police visits makes the house less desirable for me to keep. 2.
