What’s important to have in my tenants lease agreements

I’m new to this being a landlord thing

I have leases I got from previous owner

I want to make up my own new lease agreements tho

That are some important things o need in the lease to protect myself

Best way to have them pay?

How much are pet fees?

I’m new and would love to learn more

I took the rental lease from our local MLS, which if you google you can find and modify it. There are many rules for leases and are dictated by state and/or local law. You can go to your state website and read the law. The state of Wisconsin publishes a guide for landlords and tenants and is very helpful. I have used it for my Wisconsin properties. I can't put the website here as it violates the forum rule. I charge a pet fee not a deposit as @Stephen J Davis mentioned.  

I charge $250 for each pet plus $25 added to the monthly rent for each pet.  Rent collection you can collect on line many resources like COZY, ClearNow, etc.
