Lease Renewal - Large 60 lb dog (PET FEE?)

Hi all, newbie here and looking for advice on a lease renewal on a great tenant. Pretty much an ideal tenant but now would like to include a 60 lb shepherd to a small 1 bedroom apartment in NY. Looks like if she can't keep the dog she'll have to move. Never dealt with large dogs in the past, so any advice would be deeply appreciated. Thanks!

60 lb is not a large dog, mine is 100 lbs, apartments are tougher but I'd probably just increase the deposit for the pet, depending on local laws and customs pet rent may also be something you can do.
