Hey Dennis,I'm going on the premise that "FOMO" means fear of missing out (correct me otherwise).So this is a huge thing that is easily fixed.

I won't repeat for fear of butchering it, but he mentioned a strategy for 1031ing flipped properties.I did a podcast interview a few months ago with him.

I just moved to columbus OH and heard about this from my local REIA (COREE).I plan on going and once again face my fear of large social events from under a table :)

I said I still would like to get an inspector in, but he doesn't want to as he's closer to the person selling and fears that adding complexity to the deal would make the seller back out. 

Notes sound like a good idea as well but I have not got the time to dive very deep into learning about them yet.Here is some of the things I have done in the past month.I have read the books Rich Dad Poor Dad, Cash Flow Quadrant, Think and Grow Rich, Rich Dads Guide to Investing, Face the Fear Factor by Jack Miller, Flip Deals by Jackie Lange, and 5 Best Ways to Make Money with Real Estate.

My husband and I started out with about two years of stalking the forums here on BP and listening to the podcast...it was a huge source of education for us and gave the confidence we needed to close our first deal. 

The first time you consider a rental, fear is a major factor. 

Do you guys think the mortgage rates will continue to rise during the next fear years?  

Beyond that I have gone back to listen to every single podcast and learn from others experience to better prepare me and finally got past the fear and bought my first property a little over a year ago and now looking to buy my second & third very soon.

Then Facebook stalk these people and make sure they know you want to buy that house.
