The property i'm looking into shows a dog bite on the records in recent history.

Our ISA is responsible for calling owners of properties that our bird dogs identify as distress (I go into a little more detail about are the off-market system in this post: https://www.biggerpockets.com/forums/311/topics/55...).

We like the vibes of the area as there are always people out and about in the neighborhood exercising,  or walking their dog etc. 

APPLY THEIR VARIOUS BEHAVIORS,  WORK ETHIC, ETC TO YOUR OWN LIFE.

I would not ordinarily be concerned, but they have dogs, so I cannot start showing it while they are still in it very easily. 

Expect to pay a small premium on the security deposit for having pets, especially if you have dogs or large animals.

I work with multiple Real Estate Agents, Government Project Managers, Title Companies, Attorneys, Bird Dogs and other "Street Teams" that aid me in finding these SWEET deals.

I didn't know what they were, but looked them up and found out that they come filled with nitrous oxide and are called "whippits" which you can inhale to get high (and just a bit of brain damage, which now makes total sense given his behavior). 

Before we could post a 3-day notice to quit with cause, he paid partial rent for June.Can we still go ahead with the 3 day notice to quit with cause for subletting, having a dog and changing the locks even though we accepted partial rent? 

I have two kids, a dog, and a cat.
