shortening a lease renewal
My tenant's annual lease is up this month and they want to do a month to month since they are job hunting, and could get something at any time. My concern is covering the turnover time, and I am trying to figure out how I can get that covered in the new short-term lease extension. They suggested a 60-day notice, but I don't think that is enforceable. I could just up the rent for a month-to-month by $___ to help offset this. I would not ordinarily be concerned, but they have dogs, so I cannot start showing it while they are still in it very easily. They have been good tenants, so I want to treat them right as well. Suggestions?
