@Laura Colangelo  The property is on 9th between Diamond and Susquehanna. 

My personal favorite is the Black Diamond meeting that alternates monthly with it's Waltham and Worcester locations.  

@Darrell Lee I look to neighborhoods East of 52nd, North of Oregon, South of Diamond and everything West of Broad.  

I believe you would relatively still put the same effort in as wholesaling distressed properties to find the "diamond in the ruff" since you will have competition.  

Right what he said or get a direct mail/ marketing campaign going or possibly link up with a bird dog from the REIN group in nashville but it's definitely a networking thing being able to make a offer and close really fast is a plus takes a little work but nashville is crazy competition with little inventory so when you do find a property and purchase it will be a diamond to you and the profits are awesome but try and partner with ppl who are seasoned investors who will help you find your way!

The outside of this poor home has been unloved for many years, and it's downright ugly- but I see a diamond in the ruff.

For me to buy in A neighborhood 10,10,10 school districts in So Cal that would mean buying in Arcadia, South Pasadena, Diamond Bar, San Marino, etc.
