I believe you would relatively still put the same effort in as wholesaling distressed properties to find the "diamond in the ruff" since you will have competition.

Right what he said or get a direct mail/ marketing campaign going or possibly link up with a bird dog from the REIN group in nashville but it's definitely a networking thing being able to make a offer and close really fast is a plus takes a little work but nashville is crazy competition with little inventory so when you do find a property and purchase it will be a diamond to you and the profits are awesome but try and partner with ppl who are seasoned investors who will help you find your way!
