Always be thinking how can I bring value to the situation, treat people fair and always follow trough with what you said even if it takes longer than you originally planed.

If you have to take a public transportation like a plane you have to love traveling.

it would be great if tenant removes all the garbage off the property, but i am not counting on that.it is mainly garbage outside that is concern, but i am planing to remove the garbage on my expenses. he also has 3-4 cars (covered with tarp) that i am not sure what i would do with them. hopefully he would want to take them with him, assuming he cares enough about them to cover them???

this site interest me because all I have ever done is real estate in some form or fashion for 41 years... and its been a great ride with plenty of ups and downs.. and I do believe I have some unique perspectives from both investor side of the coin... retial buyer side ... wholesale side RE broker side Mortgage banker side.. etc etc.And it fills an hour or so of my day when I am usually having my coffee in the morning or just trying to kill time like right now  in Vegas waiting for my plane  Also some very nice folks on this site..

My take is that if you can afford to purchase a property (including land), then you can afford a plane ticket.

If you're planing on getting in touch with accredited investors via direct mail then I'd hit the brakes on that.

I'm planing on going to a couple of banks to see if u can get a loan .

I am planing on having renters for 3-4 months so hopefully that helps avoid the self employment tax.
