How To Be Connected with Accredited Investors?

Hello BP Family, 

Does anyone have experience working with Lake Group Media? I'm looking to connect with some accredited investors on a multifamily opportunity I've come across and (supposedly) Lake Group Media has the connections.  

Does anyone have a better connection to an Accredited Investor, REIT or Hedge that I can submit my proposal to?

@Rick Snow I don't have experience with Lake Group Media but it appears to be a direct mail/media company. If you're planing on getting in touch with accredited investors via direct mail then I'd hit the brakes on that. I don't think that will be the best use of your money or time. 

Instead I'd make a list of 50 people you currently know and how you know them (i.e. college, high school, volunteering event, etc.). Then speak to one person from each of those networks and get them interested. Once interested then use that interested person's name when reaching out to other people in that same network (assuming they are fine with that). That gives you warm introduction to the others in the same network about the deal. 

If you can't come up with 50 then look at your cell phone contacts and just start putting people down. If those 50 people aren't interested then do 50 more. Look at your LinkedIn contacts. 

That or bring in someone who has the connections and make them a General Partner with you on the deal. That will give you the track record and more exposure to accredited investors for future deals. 

But that's the short game. 

The long game is to create a marketing machine where you are the thought leader so that you ATTRACT accredited investors (vs. you reaching out to them.) So, find something that you like to do from a marketing standpoint (i.e. YouTube, blog, podcast, etc.) and do it consistently. I choose to do a daily real estate investing podcast and have raised over $800,000 just from people I've met by doing that for my multifamily deals. 

All this assumes you know the process of underwriting a deal, picking the right market (and submarket) and have the right team in place to implement the biz plan.
