Why do you post here? Other than Learning, networking or sales?

For those of you who market (sell), learn or network I know why you are here, but I'm curious as to why others do?  Personally, I post to learn somewhat but more importantly, I post to prevent others from making mistakes similar to the ones I made when starting out.

Also, I guess there is a bit of guilt involved since I realize that some of the properties I have bought over the years likely came from investors who lost it all and were foreclosed on.

I know that going forward into the next downturn, I will be picking up more properties from investors and it will make me feel slightly better if I know that I tried to warn people about getting over extended or making bad investment choices.

Hey @Cal C., one reason is that I like to help people, that's probably why I am a volunteer fireman too.  Another reason is because I learned a lot here and want to give back.  Despite being an investor for decades, it was not until I immersed myself in BP that I really went to town on investing.  I bought 7 houses last year, that was more than I had purchased in the previous 5 years.
