@Shiloh Lundahl  Morning Shiloh hope your doing well in this new year.. this is a little off topic but maybe you knowi see these folks posting the deals like this and you have bold headers and semi colons. 

It requires patience to find a good deal in my area then boldness to strike.  

There was an older lady walking her dog, I figured she might know something, so I boldly asked how long had the house been vacant and why does it have postings on it.  

That's always my biggest fear, but the pictures look like they turned out really well.For my market, that exterior color choice would be VERY bold!

I bolded Potential because there are no guarantees especially since you plan on staying in the property for a few years.

Corrected in bold - there are a lot of people who can help for free or beer - those arrangements are ok.

You can also highlight in bold the heading for each category so they can quickly skim, or, if the document is longer, a mini "Table of Contents" at the top of your list.
