You have a 1 bedroom so house hacking doesn't really work and most HOAs won't allow for short term rental and in some cases, arguably mid term rentals (I am starting to see no "transient" housing of any kind, so an argument could be made that this applies to mid-term).

If you were in a new construction syndication and got caught with a 300% increase in Lumber costs due to Trump applying Tariffs to Canada for anti dumping, and then Covid shut down both the logging and Lumber Mill industries in Canada I can understand getting nailed.

And, I don't know TX law, so I'm not sure if there would be any difference as to the specific rules that may be different in TX, but, it's an old law from merry old England that made it's way to the US, so odds are there is some version that would apply to you in TX.
