IMO, the best way to get on a brokers short list is to close deals (and generally foster a friendship).  

I would love to connect with the biggerpockets community and make a lot of long lasting friendships.

I guess in some ways I listened because when I dated a tradesman I worked with them to learn and still have friendships or family in every trade except plumbing.

Perhaps networking (building friendships) with investors, building a reputation here on BP to establish confidence by posting and discussing various topics on the forums over the course of an extended amount of time, and above all, when asking someone to take all the risk, never ask for a discount on top of it.
