Now, keep in mind, it's super expensive and has other drawbacks (like working as an agent is kinda terrible tbh) but I know what I want to get out of it, and it's already made me so much more savvy and kept me aware of everything going on in my market, so worth it for me!

There are drawbacks for sure and I make sure to analyze properties as if we are paying a management company for future considerations, but overall we have been happy with the strategy.

Try when there is a problem with a property or a portfolio to get everyone to agree with a voting share for TIC's.Seen lot's of investors call me years ago where they lost their *** but that pharmacy they bought was still cranking out cash flow and they were thankful they had it.DST's and TIC's have a lot of drawbacks also.
