I think both make sense -- one, that the amenity level and the lack of upkeep of some of the neighbors may be a draw back.  

Any drawbacks to this?

Now, keep in mind, it's super expensive and has other drawbacks (like working as an agent is kinda terrible tbh) but I know what I want to get out of it, and it's already made me so much more savvy and kept me aware of everything going on in my market, so worth it for me!

There are drawbacks for sure and I make sure to analyze properties as if we are paying a management company for future considerations, but overall we have been happy with the strategy.

@Corbin Wafford - the only drawback to an agent with investor experience is if they are too active.

But... in a market with good tenants where you can buy a duplex for $75k and beat 2%, there's got to be some drawback, and I'm comfortable with it being the age of the structure.

Try when there is a problem with a property or a portfolio to get everyone to agree with a voting share for TIC's.Seen lot's of investors call me years ago where they lost their *** but that pharmacy they bought was still cranking out cash flow and they were thankful they had it.DST's and TIC's have a lot of drawbacks also.

And there have been some drawbacks/obstacles (i.e. lack of cash) to the growth as you'd expect.

For someone like me who wants to invest for the purposes of flipping, renting, passive income in Pennsylvania while maintaining that 9-5, what are some possible drawbacks and legal implications, if any?

Will there be any big drawbacks to leaving that as-is, besides self employment tax on any commissions?
