My wife and I are graduating college in December and we want to buy our first rental (duplex most likely).

I was fortunate to have a savings fund my parent set aside for me I was able to pull out from after college.

A college degree is often a requirement.Perhaps getting a realtor salesperson license and see who will train you.

I was fresh out of college and just knew after paying rent for 3-4 years, I just had to buy.  

I started working fresh out of college 2 years ago and Daniel, my husband just started working a 1099 job about 4 months ago (also new graduate).

Brings me full circle to a college job I had in a photofinisher spotting large prints by hand with a brush.  

I have a friend that lives there and it seems like a nice college town.

I'm looking for an area that is great for real estate investing with a college campus near.

Because students are very rough on apartments, they have no money, and they just spent 18 years living rent free with there parents, and they are in college which is challenging. 

Was doing grunt work for an investor who ran a larger REIA from 2008-2012, and then left dfw for college. came back, decided to invest/wholesale full time, I only lasted 2 weeks in that market...IT IS SATURATEDI worked a NOD list and homeowners would say "you're the 5th person to knock on my door... today".There's deals in any market, it's just a matter of how many others you're competing with to find those deals.
