I've seen how bad the traffic can be.  

This is forcing some to look north, Preston road is now wide enough to handle traffic going into the tollway system.I'm not an expert at all, but the Tollway seems to be really allowing growth.  

It seems the location is getting quite a bit of foot traffic and has metered parking in front of the entrance.

Of course its just one part of the marketing process, you still have to do other marketing to drive quality traffic to your site.

And for such a property, yeah I would want to be in a central location with the highest traffic counts.

Wanted to get some opinions on this....I'm looking at a CRE deal in the Downtown area of my town; great foot traffic, historic, etc.It's currently set-up as multiple office spaces for rent and not positively cash flowing; but there is a ton of potential with proper management and some renovation.So, my thoughts, purchase under my buy and a hold company and then have my real estate business rent space there to cover the shortage until we are positively cash flowing.We've needed an office space for awhile now anyway and it would allow us to write off the loss.Thoughts?

Based on the traffic I am seeing coming through at the house today I will most likely be too slow on the trigger, but it was fun to consider for a while.  

The area of concern has a heavy foot traffic.

., younger generations don’t like living in suburbs like their parents do and with the traffics in Atlanta only getting worse, they would rather move in these developing (affordable) neighborhoods to be close to work and cool bars.
