The tenants were required to leave for 4 hours after each spary but they did not have to bag or trash anything.

Unfortunatly they did steal some food 15 ft from where I was sleeping ripping my bag to ribbons  in the process .This wasnt in a city or a war zone or in a camp holding illegal aliens .

Basically so far she's picked up rocks, held the flash light, ran back in forth from the tool bag, etc.  

(risk versus reward, enough margin, etc)   "can this guy pull it off" (what is his experience, does he have other resources if he gets in trouble on his numbers), are his numbers right compared to other deals they have done) , and "If he can't, what am I stuck with if the HML is left holding the bag and the guy fails?  

Any size company could leave you holding the bag for cleaning.

Even if you paid the GC and the GC failed to pay off subs, you are left holding the bag. 

I'm a little nervous--I researched a post from another BP user that they found a LIVE python in their hoarder house among other dead animals and the company that quoted me today said they worked a job that was full of dead parakeets--the owner couldn't understand why they kept dying and would put them in a bag, toss it aside and purchase another!

Then there are the scum bags that lie like a rug to the sellers and try to constantly squeeze additional monies from inexperienced buyers after a contract has been signed.

It's a mixed bag.

That leaves the lender(s) holding the bag.
